What is the purpose of Commercial EPC?

The purpose of a Commercial EPC is to indicate the energy efficiency of a building and provide a rating from A to G. Since October 2008 if a commercial building is sold, leased, or rented in any way, it must have an up-to-date EPC.

 

The energy rating is based on the characteristics of the building including its services such as heating, ventilation, and lighting. This is shown as a carbon dioxide-based index. The higher the rating, the more energy-efficient the building. On the final certificate, A is the most efficient and G is the least.


Your commercial EPC assessment will also include recommendations that would make the building more energy-efficient, as well as estimated costs for implementing the changes and the potential savings on energy costs.

 

All commercial property EPCs are stored on a central register for the local area operated by Landmark Information Group and are valid for 10 years from the date of issue.

 

Some buildings do not require an EPC. These include.

– Places of worship
– Temporary buildings that will be used for less than 2 years
– Stand-alone buildings with total useful floor space of less than 50 square meters
– Industrial sites, workshops, and non-residential agricultural buildings that do not use a lot of energy
– Some buildings that are due to be demolished
– Holiday accommodation that is rented out for less than 4 months a year or is let under a license to occupy
– Listed buildings – you should get advice from your local authority conservation officer if the work would alter the building’s character
– Residential buildings are intended to be used less than 4 months a year.
